What are the signs a house needs rewiring?

None of these on its own proves a full rewire is necessary. Testing establishes whether circuits are still serviceable or genuinely at the end of their life.

Do I need a full rewire or a partial one?

It depends on what the testing shows. If insulation resistance is still good across most circuits and the earthing is sound, a partial rewire — perhaps the lighting circuits, or the kitchen and upstairs sockets — may be the proportionate answer.

Full rewires are usually driven by age of cable throughout, an absence of earthing on lighting circuits, or a renovation that opens the house up anyway.

Can I live in the house during a rewire?

People do, but it is disruptive: floors come up, walls are chased, and circuits are off for periods. It is far easier in an empty property, and a phased approach is normally needed if you are staying — for example keeping one working circuit for a kitchen and a room at a time.

Tell us if the property will be occupied, and whether there are young children, pets or anyone working from home; it changes how the work is sequenced.

Does rewiring mean damage to walls and floors?

Yes, to some degree. Cables run in chases in solid walls, through joists under floors, and in voids — so plaster gets cut, floorboards get lifted and carpets need moving. Well-planned routes and lifting existing boards rather than cutting new ones limit it.

Ask explicitly what "making good" is included: patching chases is normally distinct from replastering, and decorating is usually excluded. Get that boundary in writing before work starts.

What do first fix and second fix mean?

First fix is the cabling and back boxes installed while the structure is open, before plastering. Second fix is fitting the sockets, switches, light fittings and the consumer unit once decoration is done, followed by testing and certification.

The gap between them is usually where plastering and decorating happen, which is why electrical work on a renovation has to be booked around other trades rather than as a single continuous visit.

When should I involve an electrician in a renovation?

As early as the layout is being decided. Socket and switch positions, lighting design, appliance loads and the capacity of the existing supply all influence what is possible, and they are cheap to change on a plan and expensive to change in plaster.

Send the drawings if you have them, along with the builder's programme, so the first and second fix can be slotted in properly.

Can my existing supply handle an extension?

Often yes, but it should be calculated rather than assumed — particularly where an extension adds an electric hob, underfloor heating, an EV charger or a heat pump to an existing load.

The main fuse rating, the tails, the board capacity and the diversity calculation all feed into it. If the supply genuinely needs upgrading, that is arranged with the network operator and is worth identifying early because it takes time.

A loft conversion typically needs new lighting and socket circuits, and turns the house into three storeys — which brings fire safety requirements including an interlinked mains-powered alarm system covering the escape route.

Building control will look at the alarm grade and category as well as the electrical certification, so agree them with your building control body or approved inspector at design stage.

How do I get power to a garden office or outbuilding?

A permanent supply normally means a dedicated submain from the consumer unit — usually steel wire armoured cable, buried at a suitable depth or routed safely — feeding a small distribution board in the outbuilding, with its own earthing arrangement considered.

Extension leads run across a garden are not a substitute: they are a trip and shock risk and are not weatherproof. Tell us the distance, the route and the intended loads (heating? a workshop? just lighting and a laptop?).
