Tooting is dominated by Victorian and Edwardian terraces running off Tooting High Street, Mitcham Road and the streets around Tooting Bec Common, with a band of 1930s semis further north and pockets of post-war housing. A large share of those terraces has been divided into flats and maisonettes, which is the single most important thing to say in an enquiry here.
A converted house behaves very differently from one still in single occupation. Supplies may be split between flats, the consumer unit for your flat may sit in a communal hallway, and the circuits serving your rooms may run through somebody else’s property. Saying which you have saves a great deal of guesswork.
In a subdivided terrace the meters and boards are often grouped in a shared hall or cupboard, and circuits can cross between flats in ways the current owners do not expect. Identifying which board serves your flat is usually the first job.
Tooting has a large private rented sector, so the five-yearly EICR duty applies to many properties here. Where a report already exists, the observation pages are the fastest starting point for pricing remedial work.
Houses that have never been fully rewired commonly have lighting circuits with no earth at the switch, limited socket provision, and an older board with no RCD protection. All three tend to surface together.
Extensions and loft conversions are widespread on these streets. A loft conversion makes the house three storeys, which brings requirements for the escape route including interlinked mains-powered alarms.
